Description According to SECTION 2.103 Development Areas of the Polk County Comprehensive Plan: Polk County shall direct development within the County through a growth-management system which will guide urban-intensity development to areas where urban services are provided, or are scheduled to be provided. Development Areas are not land uses. They are base districts and serve as a foundation on which land use districts are placed. In this way the County establishes a general future urban pattern which serves as a guide to define the urban form as the County grows over the next 20 years. The following development areas shall be designated and mapped on the Polk County Future Land Use Map Series as base districts in accordance with the criteria established within Sections 2.104 through 2.108, on the Future Land Use Map Series as base districts: 1) Transit Supportive Development Area (TSDA); 2) Urban-Growth Areas (UGA); 3) Suburban-Development Areas (SDA); 4) Utility-Enclave Areas (UEA); 5) Rural-Development Areas (RDA); and 6) Neighborhood Utility Service Areas (NUSA). Additional policies throughout the Polk County Comprehensive Plan and Land Development Code provide guidance for development and preservation areas within a Selected Area Plan within the un-incorporated areas of Polk County. This is one dataset used to create the “Polk County Comprehensive Plan Map Series”.
